Internship - The Parkland Group

 

Since January 2021, I have been interning with The Parkland Group, a small developer based in the Bryan/College Station area. When I first started, I was primarily doing land analysis work. Much of my focus was on a specific mixed-use development we were proposing. That summer, I was reassigned to work on a residential subdivision my company was developing, mainly to assist our financial analyst with lot takedown schedules and discounted cashflow models. By working for a relatively small company, I got to observe many facets of the development process up close, and I got to apply my knowledge from this program in a number of areas. Since the summer, much of my work has been conducting feasibility studies for potential new developments.

Bridge Tower Homes

 

My first full-time role in real estate was with Bridge Tower Homes, a single-family developer based in Dallas, specializing in Build-for-Rent housing. During my time at Bridge Tower, I served as an Analyst on the Land Acquisition team. My responsibilities included conducting in-depth market and demographic research across high-growth Sun Belt markets to guide our acquisition strategy. I sourced and evaluated land opportunities, contributing to over 50 potential projects presented to the Investment Committee. I built detailed proformas and cash flow models to assess project feasibility and forecast financial performance, ensuring each deal aligned with our investment criteria. Additionally, I negotiated pricing and terms for 15–20 land deals and oversaw the process from underwriting through due diligence and closing. I also created investment decks and Offering Memorandums for capital partners, helping to clearly communicate the value and structure of each opportunity.

The part I loved the most about Bridge Tower was the opportunity to collaborate and learn. In my capacity on the acquisition team, I frequently crossed paths and worked closely with members of other teams, particularly with the finance and development teams. With every interaction, I learned more about their role and I tried to take as much as I could to incorporate it into my skillset. While my time at Bridge Tower did come to an end, I will forever be grateful for the people I met and for the lessons I learned there.
