Delivery and Management

Evaluate all elements of property asset delivery, marketing, and management both in their component parts and as an integrated project to establish their alignment with market need, cost, efficiency, utility, performance, and compliance with regulatory agency requirements.

All the planning done in the pre-development phase leads up to the delivery and management of the project. Without a proper plan to deliver the property and manage it after construction, the deal will not succeed. A solid concept is not enough to see a project through; the development team needs to follow through.

In LDEV 689, we created an investment package for a collection of multiple mixed-use properties. We crafted a plan for this project through all three phases of the development process. My team and I put together an investment package of two existing properties in the Dallas-Fort Worth area that we planned to convert to mixed-use. The first thing we had to do was craft a business model, stating what we planned to do with the properties and supporting our decisions with demographic and financial data. Next we had to create an investment plan. With this plan, we showed how much it would cost to acquire the properties, the improvements we would make to the properties, how much we planned on selling them for, the amount of equity required, and the projected return to our investors. After that, we created a property management plan, specifying whether we would manage the properties ourselves or outsource those services. Finally, we had to develop an exit strategy, proving that we had a concrete plan to pay our investors.

This project was one of my favorites because, while many of our project simulated what our careers as development will look like, this project felt special because the scope was so wide. Click below to see my team’s presentation.
