Deal structure is one of the most important aspects of a successful development, even if it’s one of the dryer concepts. While you may not typically get to be as creative and imaginative structuring a deal as you would creating an initial concept or drawing a land plan, you do get to exercise creativity in structuring a deal that works for all parties involved, providing that you are well-versed in financial concepts.

We dealt with deal structure a great deal in LDEV 668. Our professor, Tim Early, walked us through each section of a business plan for a land development. He would regularly give us assignments to let us try our hand at each section. One such assignment was regarding the purchase and sale agreement. We were given a purchase and sale agreement document with several sections missing, and our assignment was to fill in those sections based on our knowledge from class and what we could infer from the rest of the document. That assignment helped me to better understand a concept I had initial difficulty understanding, aided by an interactive learning approach.
